Paul Carocciolo fell in love with the Fishtown building as soon as he saw it in 2013. As a child he had imagined living in an industrial loft based on the 1992 film Wayne’s World.

And he could see the contrast between the building where he had been living in Fairmount, a narrow rowhouse. “It was light, spacious and open,” he said. So for four years he rented there, and in 2018 he bought a unit.

“I loved the character of the building,” he said, “the warmth of the exposed brick, mixed with the iron, the high ceilings.”

Now Carocciolo, who runs the Paul Michael School of Music in Cherry Hill and gives private at-home piano lessons, is ready to raise a family and is moving to a single home about a block away.

The two-bedroom, one-bathroom Fishtown condo was built in 1910 and has 1,700 square feet.

It features an abundance of natural light, exposed brick, hardwood floors, and high ceilings.

The main floor has an L-shaped layout. “It was easy to partition kitchen, living rooms, and dining rooms out of the space,” Carocciolo said.

There is a Juliet balcony with expansive views, and the loft space could be an additional bedroom, office, or media room.

The kitchen has stainless steel appliances and ample counter space.

The building has an elevator, a voice intercom system, and a secured parking space in a gated lot. It is pet-friendly.

The home is within walking distance of numerous restaurants and watering holes. The neighborhood also has multiple gyms, a dog park, and children’s playground nearby, Carocciolo noted.

The unit is listed by Dan Baer of Compass Realty for $599,999.
