House of the week: An expanded three-bedroom trinity in Queen Village for $585,000

Tyler Blevins is from Virginia but forged a connection to Philadelphia while watching the Flyers with his dad, who was from the region.
He moved to the area for graduate school at the University of Pennsylvania where he met his wife, Ann. They bought a trinity in Queen Village in 2020.
Tyler loved the “family friendliness” of the neighborhood and, anticipating that the family would be staying there, liked the fact that it is in the Meredith School catchment area for their daughter, now 2.
But the couple, both software engineers, have now moved to Southern California for professional reasons.
The Queen Village house, which Ann said is believed to be almost 200 years old, is an expanded trinity, with four floors of living space.
The kitchen and dining room are in the finished basement. The first floor has a sitting area near a workspace with a view of a private rear yard. The house also shares a courtyard with seven other homes.
“The best thing about the kitchen “is how we can walk through the French door to go to the back patio with all the flowers,” Ann said. “Throughout the spring, summer, and fall we had every meal on the patio.”
Both the first and second floors have fireplaces with gas hookups.
The second floor has a bathroom with a walk-in shower and a bedroom that is used as a den but which could be the primary bedroom, with a large closet.
The top floor has the remaining two bedrooms, one of which has a scenic view of the rear yard and the courtyard.
The house has a new tankless water heater plus air-conditioning on a mini split system, allowing occupants to create zones for different areas. There is a new washer and dryer.
The house is listed by Pat Hatfield of Elfant-Wissahickon Realtors for $585,000.
